Welcome to Through the Grapevine Bed and Breakfast in the historic Village of Waterloo, at the heart of the New York Finger Lakes Region. Innkeepers Mike and Joan Smith promise you a special and memorable B&B experience. They have created a cozy and hospitable atmosphere in a beautiful 1870 brick Italianate. They are just minutes away from the Seneca Lake Wine Trail, the Cayuga Wine Trail, Hobart and William Smith College, NY Chiropractic College, scenic State Parks, and the Waterloo Premium Shopping Outlet. Built between 1870 and 1874, their beautiful home retains much of its original architecture. Converted to a bed and breakfast in 2002, they offer two spacious guest rooms, furnished and decorated with your comfort and pleasure in mind.

In their dining room, you will be served our gourmet breakfast that includes the finest local ingredients. Coffee lovers rejoice! They roast and grind our own coffee! It is as fresh as you can get – roasted and ground daily. Relax on their expansive front porch or back patio after a day of shopping or visiting the wineries. Either is a perfect place for a snack and quiet conversation after a long day. You can really complete the experience by soaking in their hot tub with a glass of Finger Lakes wine.

About the Historic Inn
The brick Italianate, Through the Grapevine B&B in Waterloo NY was built between 1870 and 1874 by Lt. Col. Frederick Manning. Manning was a veteran of the Civil War, an attorney and distinguished member of the community. Following his passing, the house was given to his law partner and stayed with his family for two generations. From the beginning, the house was well planned and well preserved. It was built with double brick walls for maximum insulation. The curved banister ascending to the second floor, graceful archways, moldings, plank floors and pocket doors are all original to the house. In the front of the home, a hitching post and carriage step still remain by the roadway as a reminder of days gone by.

The current owners purchased the house in 2001 with the intent to convert it into a B&B. They are originally from the Utica, NY area and until now have never lived anywhere else. Their two girls had finished college and by mid 2002, after much preparation, they were ready to open Through the Grapevine B&B. They continued to work full time and operated the B&B primarily on weekends. They have made several additions and improvements to the house through the years. Their goal has been to preserve the beauty of the old architecture while gently incorporating the comforts of modern homes. One of the most popular additions is the gazebo shaped porch added to the southern side. Secluded by latticework and vines, a 6 person hot top resides inside the gazebo. The expansive front porch and shaded backyard patio are great places to sit back and relax.
